Elevating Cabo’s Appeal for Discerning Buyers

Los Cabos has long been celebrated for its natural beauty, luxury resorts, and vibrant lifestyle. But today, it’s making headlines for something equally critical—world-class healthcare. As more high-net-worth individuals and families consider relocating, retiring, or investing here, access to high-quality medical care is a key decision factor.

Infrastructure & Urban Development: Building for the Future

President Sheinbaum’s visit on May 17th began with a high-profile inauguration of the Fonatur Roundabout Overpass in San José del Cabo—a vital infrastructure project designed to ease the region’s notorious traffic congestion. Spanning 1.1 kilometers from Costa Azul to the Magisterial neighborhood, this overpass will not only streamline travel times but also modernize essential underground utilities in one of the most transited corridors of the city.

  • The Objective: Alleviate congestion at the city’s busiest intersection, which handles approximately 60,000 vehicles daily.
Details: A 450-million-peso investment will construct a four-lane underpass beneath the roundabout. Construction is expected to begin in May 2025 and conclude within 12 months.

$11.5 Million Street Paving Initiative

  • Over a dozen streets in Cabo San Lucas and San José del Cabo will be paved to improve urban mobility.
Timeline: Scheduled for 2025, this project aims to provide alternative routes and reduce traffic congestion.

Water Infrastructure Enhancements

In addition, the President addressed one of Los Cabos’ most pressing challenges—water scarcity. With the population expanding rapidly and real estate booming, the demand for water infrastructure is urgent. President Sheinbaum committed federal support for the development of desalination plants, a long-awaited solution to ensure a sustainable and resilient water supply for the community and future developments.

Projects include the construction of a new dam to improve water supply and the implementation of sustainable water practices, such as rainwater harvesting and greywater recycling.

• The Objective to Address water scarcity issues exacerbated by rapid urban development.

Housing and Social Equity: Affordable Living for the Workforce

Recognizing the increasing housing gap for local workers, President Sheinbaum visited new apartment developments tailored for young professionals—many of whom are priced out of the local real estate market. These housing projects are part of a larger national initiative to construct one million affordable homes over the next six years, with Los Cabos positioned as a model region for balanced urban growth.

National Housing Program: 17,400 New Homes
The federal government plans to construct 44 four-story buildings, totaling 17,400 homes, to address the housing shortage.

  • Land evaluations are underway, with construction expected to commence in 2025.
This initiative reflects a powerful commitment to social equity, providing dignified housing solutions for those who are vital to the service and tourism industries that power Cabo’s economy.

Healthcare Expansion: A New Era of Medical Services

Marking a major milestone in public health for the region, President Sheinbaum presided over the groundbreaking of a new IMSS Regional General Hospital in San José del Cabo. This state-of-the-art facility will feature 260 hospital beds, expanding access to quality healthcare services for over 500,000 residents. As the city grows, so too must its capacity to care for its citizens—making this a key step toward improving the region’s quality of life.

“Plan México”: A National Vision with Local Impact

The President’s Cabo tour reflects the broader ambitions of her Plan México—a sweeping vision for nationwide progress. Central pillars of the plan include:

Robust Infrastructure Investment: Targeting road, rail, and port systems to improve national logistics and regional connectivity.

Massive Housing Development: The goal of building one million affordable homes across Mexico, aimed at addressing critical housing shortages while uplifting working-class communities.

By aligning these national priorities with the specific needs of Los Cabos, President Sheinbaum is ensuring that the region remains both livable and competitive, balancing luxury development with inclusive, forward-thinking urban policy.

  • Upgrades include Public Transportation
Enhance urban mobility through the development of new transit routes and infrastructure improvements.
Impact: Aims to reduce traffic congestion and promote sustainable transportation options.

  • Smart Growth and Sustainability Initiatives
Implement eco-friendly solutions, such as renewable energy sources and the promotion of green spaces, to mitigate environmental impact.

Collaboration: Public-private partnerships are driving these initiatives to foster sustainable urban development.
